Welcome to Phase 2! The Long Island real estate industry has been waiting patiently for real estate offices to open again. As I am sure you all know by now, today is the official start of Phase 2. As there is no official guidance, we are still recommending that real estate agents schedule the final walk-thru using the pre-phase guidelines. Our office is continuing to practice social distancing and to schedule closings using remote signings whenever possible. We have developed a remote closing protocol which we are happy to share with interested parties. I am offering to host a Zoom call for any interested real estate offices teaching best practices during Phase 1 (NYC) or Phase 2. We highly recommend that any parties entering a property sign a Covid-19 disclosure and answer the recommended screening questions as promulgated by NYSAR. Below are some basic guidelines for Phase 2 showings and open houses.
Whenever possible, activities should be conducted remotely.
Real Estate Licensees should not drive in the same car as prospects. When necessary, wear masks and disinfect frequently touched areas in the car
Consider gloves and shoe coverings at showings as a best practice
Real Estate Licensees may conduct in-person property showings while adhering to social distancing and required PPE safety guidelines
Schedule showing appointments in advance and stagger them to avoid people congregating in or outside
Showings and open houses are only allowed in unoccupied/vacant properties
Limit the number of individuals viewing a property at one time. Encourage those in line to wait outside until it is their turn
Real Estate Licensees are encouraged not to allow prospects to bring young children or extraneous guests to property showings.
All individuals visiting a property will be required to wear a face covering at all times. Face coverings and gloves should be provided to tenants/buyers, if necessary
Prospects should only touch essential surfaces (e.g. Handrails)
Real Estate Licensees are encouraged not to show common areas in person (e.g. Gym, pool, etc.)
Real Estate Licensees should clean and disinfect before and after each showing
Real Estate Licensees are responsible for cleaning and disinfecting high touch surfaces (doorknobs and handrails)
Real Estate Licensees should not dispose of PPE at the property where the open house is held.
